Connor Creek Ranch was originally homesteaded in the late 1800’s. It remains a working cattle ranch producing hay and providing summer pasture. In the 1990’s, the ranch was subdivided to include 9 residential parcels.
The Connor Creek Ranch Residential Community was carefully planned with full consideration of the majestic mountain views, the beauty of the landscape and opportunity to view wildlife and enjoy nature. The well-thought out covenants and design guidelines were developed to advance these values throughout the community. These guiding documents will help owners and their architects design homes consistent with the beautiful ranch setting.
Nine homesites are nestled into the aspen forests and sagebrush meadows. Each 35 acre lot has a 3 acre predesignated building envelope. The concentration of the building envelopes and road system results in a permanently protected open space with an extensive trail system for non-motorized recreation. A conservation easement was established to maintain the beauty and integrity of the area and continue the tradition of ranching. The CCR Residential Community open space and adjacent 1,680 acre ranch are used for hay production and livestock grazing during the summer and fall. In addition, there is limited non-motorized access to some trails and ponds on the ranch.
The ranch and the residential community provide habitat for a variety of wildlife. Watchable wildlife includes deer, elk, moose, bear, coyote, fox, antelope, pine marten and a variety of birds. Although no hunting is allowed on the ranch and residential community, hunting is available on nearby public lands. Fishing is allowed in a few ponds on the ranch and is also available nearby.
The Connor Creek Ranch Residential Community is surrounded by majestic views of snowy mountains in Rocky Mountain National Park, Colorado State Forest State Park, 2 Wilderness Areas and 3 National Forests. There are lots of opportunities to explore public lands nearby.
